How to Prepare to Sell?

It’s not luck that makes a home sell quickly and for top dollar. It’s careful planning and knowing how to professionally spiff up your home that will make buyers want to make an offer. There are four areas of a house that I like to concentrate on for improvements to get it ready for market.

Landscaping

First impressions are only made once and the landscaping is what the buyer sees first and dictate the initial reaction to your home. Clean up the yard, add some flowers and if the grass is browning take it out and replace it with a sustainable, low water garden. There are plenty of creative and cost effective solutions that I would be happy to pass along to help spruce up the front yard.

Paint

A new color of paint cleans up your living space and makes it look bright and new. To make rooms look larger, choose light, neutral colors that will appeal to the masses. Picking color is an art and not everyone has the keen eye for it. I would be happy to come by with my color wheel to help with the process.

Flooring

For carpet, check it’s condition. If it’s worn, consider replacing it. It’s an easy and affordable way to spruce up your place and make sure it works well with the new paint. Better yet, replace them with wood floors if you have the budget. There is a slew of very cool and hip sustainable engineered floors that are cost effective and are all the trend.

Door/Front Entry

You want your house to be warm and inviting and an attractive entry says just that so highlight this area. Place flowers around the steps, clean and paint or replace your front door, fix and polish doorknobs, and put out a welcome mat. Small fixes/repairs like this will help you get more money for your home.

Every home is unique. I would be happy to do a walkthrough and help you come up with a punch list of “to-do” items to get you ready to sell your home within your budget. Fill out the home evaluation form to get started or better yet, call me at 831-331-9455.
