 1. Get Pre-qualified

I have a trusted list of mortgage brokers and mortgage bankers in the Bay Area and local specific. It’s always best to get pre-approved before you start spending time looking for a home. 2. Get Educated

3. Research Homes for Sale in Santa Cruz

There are plenty of online search engines that can help you find active listings. One that I like the best is mlslistings.com I find this website to have the most accurate data where as many of the others have incorrect data. Also, if you email me your home criteria than I can set you up on an MLS feed that will email homes right when they go on the market. Then you will always be up to date and know right when a property hits the market.

4. Get Representation

As a buyer in California, you are not responsible for commission. The seller pays for my commission so what are you waiting for? There is no reason you should take on such a large endeavor by yourself. There is so much more to hiring a buyer’s agent than getting access to Santa Cruz houses and to drive you around looking at homes. While it is possible to buy a home without an agent, the experience often proves to be more challenging than many expect. I have listed our top 3 reasons below:

Representation: Unless you are buying a property that is for sale by owner, the seller has professional representation on their side. By negotiating directly with the sellers agent you are putting yourself at a severe disadvantage since their agent is legally bound to share everything you tell them in order to get the best deal for their client. You wouldn’t go into a courtroom without a lawyer, so why risk the biggest purchase in your life in buying a home without representation. And why be represented by the selling agent when you would greatly benefit from having your own agent, someone who is advocating for you!

Information: The only way to determine the correct price of a home is to analyze the prices at which similar homes recently sold in the same neighborhood. While there are a variety of online resources for finding homes for sale and sale’s price, it still benefits you to get the inside scoop of the sale. How many offers on the comparative property? Did it need work? This is information that is not posted on the trendy real estate websites that you see on the web. You want to work with a local Realtor like myself to get the scoop.
